Q: I see a home that I like. What should I do next?
A: Call us at (480) 585-7506 or fill out the buyer questionnaire on our website now and we'll get in touch with you. We can then make arrangements for you to see the home at your convenience 24 hours a day, 7 days a week.
Q: I don’t see any homes that I’m currently interested in, but I would like to be contacted when others become available, what should I do?
A: You can complete our short buyer questionnaire to describe for us the details and possible locations of your dream home.
Q: How does a lease option work?
A: A lease option is an agreement where the buyer makes an option deposit in exchange for the exclusive right to purchase the home at a set price during the term of the agreement. During the term of the agreement, you would live in the home and pay monthly rent. When you exercise your option to buy, the option deposit is credited towards the purchase price of the home. If you do not purchase the home, the option deposit is forfeited to the seller.
Q: What is a rent credit?
A: You would earn a rent credit for each month that you make your full rent payment on-time. This credit is typically 10% of the rent payment and is given to you as a credit towards your down payment at the time that you purchase the home. As long as you continue to make your rent payments on-time, the credits accumulate. If you are late on a payment, all rent credits earned up to the point of the late payment are forfeited; however, the credits will start to accumulate again with the next on-time payment. When you purchase the home, we give you that money in the form of a credit so that you do not need to save as much down payment money. If you do not purchase the home, the rent credit is forfeited. We're basically giving you free money as an incentive to purchase the home.
Q: Why would I want to lease option a home?
A: There are several advantages to lease optioning a home. You will be able to lock in the price of the home at today's depressed price allowing you to build equity as prices rise. Also, you will be able to get into a home with a small down payment and/or less than perfect credit which you can repair while you work towards purchasing the home. You will be able to get rent credits that will decrease the amount of down payment money that you will need when you purchase the home. You will be able to move into the home quickly, usually within a few days. Banks often treat people exercising their options as refinances rather than new home purchases which often have fewer requirements and saves you money on closing costs.
Q: How much cash will I need to lease option one of your homes?
A: It depends on the home. We will work with you to tailor a plan based on your specific situation and needs.
Q: I don’t have very much money to use as a down payment. Do you have any ideas on how I can get more money?
A: Down payment funds can come from a variety of sources that many people never think about. You can borrow money from a family member or friend, a 401(k) plan, or a credit card. Many companies offer personal loans as an employee benefit.
Q: What if my credit isn't so great?
A: It's not a problem! We do not require bank qualifying to lease option our homes. Foreclosures and bankruptcies are OK. You can work to improve your credit situation while you live in the home and work towards purchasing it.
Q: I don’t understand financing programs. Will you help me through the process?
A: Yes! We will help you get the financing set up and stay with you all the way until you close on the purchase of the home.
Q: I’m pre-qualified with a lender or mortgage broker. Can I use their financing?
A: Yes, we will work with your lender or mortgage broker to get the transaction closed as quickly and efficiently as possible.
